Muncie to Construct New 40,000 Square Foot “Shell Building”

Latest Shell Building to be Built in Airpark Industrial Park Will Be Expandable to 100,000 Square Feet

(July 27, 2011 - Muncie, IN) At a formal groundbreaking ceremony held on Wednesday afternoon, Mayor Sharon McShurley and Vision 2016 Economic Development Alliance officials announced the construction of a new 40,000 square foot “spec building” in the Airpark Industrial Park. The new shell building is the sixth such building constructed in the community.

This new initiative is a partnership among the Mayor of Muncie, Delaware Advancement Corporation, Muncie Redevelopment Commission and Garmong Construction. The purpose of the program is to provide a site-ready building that can be easily finished out in 90 to 120 days thus saving a company valuable construction and permitting time. National business and site location consultants estimate that eighty percent (80%) of companies looking to expand into an area will first look at the inventory of available buildings a community has to offer. “ A community with a flexible and available building will have a significant advantage over a city that does not,“ said Terry Murphy, Vice President Economic Development for the Muncie-Delaware County Economic Development Alliance. 

“The shell building we are breaking ground on today is expandable and will enable us to compete for projects where companies are looking for between 40,000 square feet and 100,000 square feet,” said Mayor McShurley. “The shell building program has already rewarded the community with seven new and/or expanding existing businesses, over $70 million in capital investment, and nearly 1,200 new jobs,” added McShurley.

“Garmong Construction is happy to be part of this partnership as well,” said Dan Zuerner, Director of Business Development for Garmong Construction Services. “the flexibility and expansion capabilities of this “shell structure” will allow the community to seek to attract businesses in the area of advanced manufacturing, distribution, agriculture, life science, and information technology,” added Zuerner.

The aggregate square footage of the previously constructed shell buildings in Muncie-Delaware County is approximately 292,000 square feet. Owners who have purchased these buildings have added more than 300,000 square feet of additional capacity. Two companies originally attracted to the community by the existence of a shell building but decided to construct new facilities elsewhere within the community are occupying another 160,000+ square feet.

Construction on the building will commence immediately. A November 1st completion date is expected.
